Real Estate Portfolio Management and Peak Real Estate Management

maintenance manager job description

It is essential to manage your real estate portfolio because corporations often have large numbers of real property assets. Your portfolio may include hundreds, or even thousands of properties. There are a number of ways to manage these assets. These include using various computer database systems. But there are limitations to these methods. For instance, the majority of systems do NOT provide a prudent analysis. They don't have a benchmark that can be used to compare client sites with market comps.

Another problem with these existing systems is that they do not give corporations what they should be paying for. One example of a large corporation could own hundreds of properties. Each property can have its unique start and end dates for expenses. This could mean that expenses can increase at different rates. It can also mean there are many other types of expenses that are not included in the basic expense calculation.

The invention is a tool for commercial real estate professionals to optimize their current portfolio's costs. The invention consists of a financial analysis method that projects future expenses for individual leased properties. This method adds rents, property expenses and other leased costs over time. The invention generates a cost comparison per site when these numbers are compared with the market value of comparable property (called market comps). Those results can then be presented to managers as a benchmark.

Another feature of this invention is the possibility to optimize a geographic area, instead of just a city. It can also be applied in other real estate transactions. The invention relies on eight cycle models rather than generalized metrics to calculate cyclical impacts of key investment variables. Each model gives insight into an aspect of investment timing by providing an analytical definition.

In addition to the financial analysis methodology, the invention will present results in a graphical readout format. FIGS. 14A to 14E, large company managers can view a 50,000-foot view of their current portfolios. Users can adjust the threshold limit color to help identify properties that require attention. Alternatively, users can drill down into each Site, and use the dashboard to determine the location of individual properties. The invention can be used to assist corporate managers in properly evaluating commercial real estate lease portfolios.

The invention is based on the recognition that prior art systems don't provide enough support for commercial real-estate managers to accurately assess their portfolios. They tend to assume that the underlying cost of the leased properties is static. This can lead to a failure to optimize.

How To

How to replace a broken window

The most common home improvement task is to replace broken windows. The job involves repairing the damage done to the glass in your home. The repair should take approximately 30 minutes. You could end up causing more damage to your house if you don't know the best way to replace a damaged pane. This article contains some tips to help you replace a damaged window.

First, take the old glasses out of their frames

First, take out all the screws that are holding the glass in place. Next, remove the lock at the top of the lower section of your window frame. Next, lift the window upwards so it isn’t attached to sill plates (the metal bars below the floor). Use a plier to loosen any remaining screws. Clean the panes thoroughly after they are taken out.

Second step: Clean your new glass

Use a dry towel or paper towel to clean the glass. Use a spray bottle with water and alcohol to clean any debris that has gotten under the glass.

The third step is to reinstall the glass

Attach the window panes to the frames. With the tip of a screwdriver, push down on the bottom edge of the outermost window pane. Gently push the pane back into the opening in the frame. Next, move on to the next pane and press it against the frame before attaching it. Continue inserting panes until all windows are assembled. You can seal the gap between the panes with a silicone caulk gun.

Fourth step: Repair the damaged area

If you are installing new glass, be sure to inspect the area where the break occurred. This will help determine if further repairs are necessary. Two small pieces of wood should be placed along the edges of each hole if the crack is near the corner. These wooden blocks will strengthen the window while acting as spacers for the glass during expansion and contraction of the weatherproofing.

Fourth step: Sealing the area

After the glass is replaced, apply silicone caulking to all edges of your window frame. This will create an excellent seal between the glass & the surrounding wallboard. Silicone caulking can be purchased at hardware stores and online. You should choose a color to match the wall paint.

Finally, let the caulking cure overnight. Do not disturb the caulking until it has hardened completely. You may crack the caulking by not waiting long enough.
